What is Syndication? (신디케이션이란 무엇인가)

Bayleys Syndication & Investment Products Division provides investors the opportunity to access premium, high yielding commercial and industrial property offerings with minimum investments ranging from $10,000 to $50,000.

 

This type of property ownership commonly referred to as ‘syndication’ is a relatively easy and straightforward way for investors to participate in the ownership of institutional grade properties at an entry level price. Both investments in single assets structures and fund structures (comprising of more than one property) can be bought through Bayleys.

 

Investor’s funds are pooled and they become investment partners in good buildings, with good tenants and long leases. The property is fully managed on behalf of the investors with forecast cash returns distributed monthly into the investors bank account.

 

Many investors choose to benefit from diversification through investing in properties in various locations (throughout New Zealand and Australia) and differing property types i.e retail, commercial & industrial, along with different tenant profiles.

 

Bayleys are very particular about the type and quality of properties that they market and are the sole selling agents for one of New Zealand’s leading and largest property fund managers Augusta Funds Management.

베이레이즈 부동산에서는 상업용 건물의 펀드를 조성하여 투자가치가 있는 건물들을 소액의 펀드기금 투자자로 부터 유치하여 투자가치가 높은 큰 건물들에 대하여 지분을 구입할수있는 기회를 갖을수 있는 신디케이션 펀드 매물을 소개합니다. 

 

소액 투자자들은 건물을 소유할수 있는 기금이 부족하기 때문에 수백명의 소액 투자자들로 부터 투자금액(소액펀드)을 유치하여 부동산 관리및 투자 전문집단에게 의뢰하여 높은 수익율과 투자성 및 환금성을 갖게된다. 

 

투자금액은 1만불에서 5만불사이로 선택하여 몇개의 구좌를 구입할수있고 투자건물에 대한 펀드종목도 투자자가 선택하여 구입할수있게 된다. 더구나 필요한 경우에는 부동산 시장에 내놓고 다시 판매도 할수있으므로 투자성, 양도성, 수익성이 높은 소액 투자 매물이라고 볼수있다.

1.      All potential investors must request a copy of the Product Disclosure Statement or Information Memorandum which contains the details of the property and the investment. Investors must complete and sign the application form located within the documentation and provide, along with payment, the applicable identity verification (as required under the Anti-Money Laundering (AML) legislation).

2.      Yes. An investor has the right to sell their unit/share at any time, commonly referred to as a “secondary sale”. In most cases the transaction is facilitated by the Manager of the property syndication/fund.

 

3.      The investments marketed by Bayleys go through a robust selection process by the Manager. As such, there is no set timing on when property investment opportunities will be available. On average five offers are marketed each year. We encourage you to provide us with your contact details so we can keep you informed of when the next investment opportunity is available.

 

4.      In most cases distributions are made to investors monthly in arrears and paid directly to the investor’s nominated bank account

 

5.      Bayleys Real Estate Limited and Augusta have a long standing relationship with the key parties in the management on both sides transacting property together for over 20 years.

 

Bayleys are the sole selling agents for all Augusta investment opportunities – this means we will send you information on upcoming offers, answer any questions, take you through the properties and assist with completing the application forms. We will make sure the process is as easy as possible at every step.

 

Augusta are the Manager. They structure the offer, arrange bank funding and issue the Product Disclosure Statement or relevant documentation. Augusta is responsible for the investor management and property management, including the facilities and property management, preparation of annual financial statements and payments of monthly distributions. 6.      Under the Financial Markets Conduct Act 2013, managed investment schemes must have a licensed independent supervisor. In the case of Augusta syndicate investments sold by Bayleys Real Estate the supervisor is Covenant Trustee Services Limited. The supervisor’s role is to monitor that the manager is complying with the Governing Document and look after the interests of the investors. For example they hold the certificate of title and authorize payments.
